Village maps show CDD easements

The CDD Board’s engineering vendor provided aerial maps that will benefit the community.

The CDD Board finalized the aerial map shown at left, providing a general overview of Ballantrae.

Engineers provided another set of close-up maps of each village.These show the location and name of each street in Ballantrae.

Importantly, these maps also show the location of CDD easements crossing residential parcels.

Easements are shown as green rectangular boxes. They will be more visible and clearer if you enlarge the map. Blocks only show location of easements. They do not indicate length or width. Refer to your copy of your parcel plat, or go to the Pasco County Property Appraiser’s website. Once there, click on the “Records Research” tab at left and follow directions from there to view your plat.

Restrictions in both the Ballantrae and Straiton Homeowner Association declarations prohibit construction within CDD or any other easements.

There are, for example, CDD surface easements running above the pipes carrying storm water from the drain at the edge of some streets to the ponds behind many homes. The easements provide CDD vendors with access to ponds.

There are also CDD easements along all of the privacy walls at the rear of many properties. Those are to provide the CDD with access to repair, paint or otherwise maintain the inside of walls.

Individual plat maps, received when landowners bought their parcels and also on file with the county, are the final arbiters of easement locations and supersede these maps.
